BUYING A HOME

3. Should I buy in Portland, Vancouver, or Camas?

The right choice depends on your lifestyle, work location, budget, preferred property type, and long-term plans. Portland offers varied urban neighborhoods, established architecture, and access to Oregon employment and cultural centers. Vancouver provides a growing city environment immediately across the Columbia River, while Camas is known for residential communities and proximity to outdoor recreation. Housing costs, commuting patterns, property taxes, and state tax treatment also differ, particularly for households earning income across state lines. I help clients compare the complete financial and lifestyle picture, with tax questions directed to a qualified adviser.

4. Is the Portland-Vancouver market favoring buyers or sellers?

That answer depends on the city, neighborhood, property type, price range, and current competition. I examine active inventory, pending sales, recent closings, price reductions, days on market, sale-to-list-price ratios, and the number of competing offers – not a single metro-wide headline. A market may favor sellers at one price point while giving buyers greater leverage at another. I translate those conditions into a practical strategy, including when to move quickly, where to negotiate, and which terms may matter most. Buyers may begin by exploring current properties and then evaluate the relevant micro-market.

5. Which inspections and investigations should I consider before buying?

The appropriate due diligence depends on the home, location, age, and state. In addition to a general inspection, buyers may consider sewer scopes, radon testing, pest and dry-rot inspections, roof evaluations, oil-tank searches, septic or well reviews, drainage assessments, and specialists for structural, seismic, environmental, or hillside concerns. Review title documents, permits, easements, homeowners association records, insurance availability, and seller disclosures within the contract deadlines. The Oregon Health Authority recommendsradon testing during the inspection process, while the Washington State Department of Health provides its ownradon information and resources.

6. How do you evaluate a luxury home or investment property?

I begin with the client’s objectives. For a luxury residence, I evaluate location, privacy, construction quality, architecture, views, amenities, operating costs, resale appeal, and how the property compares with limited or highly specialized inventory. For an investment, the analysis may include income, expenses, vacancy assumptions, maintenance, financing, taxes, insurance, tenant considerations, and potential exit strategies. My finance and investment background helps me examine the numbers, while my real estate experience provides the necessary local context. The objective is not simply to acquire an impressive property; it is to make a disciplined decision aligned with your priorities.

SELLING A HOME

7. How do you determine the right listing price for my home?

I combine property-specific analysis with current market evidence. That includes recent comparable sales, active and pending competition, location, condition, improvements, lot characteristics, architecture, buyer demand, and activity within the home’s price range. Luxury properties often require a wider and more nuanced comparison because distinctive features may not be reflected in nearby sales. I also consider inventory, days on market, price trends, and likely buyer objections before recommending a launch strategy. The goal is a price that protects your position while creating urgency among qualified buyers, not a flattering number that later requires repeated reductions.

8. What should I prepare before listing a home in Oregon or Washington?

Start with the property itself: address deferred maintenance, gather permits and improvement records, organize warranties, and identify issues that could affect inspections, financing, or insurance. Cleaning, decluttering, strategic repairs, landscaping, and professional presentation should support the pricing strategy. Sellers must also prepare the disclosures and transaction documents required in the state where the property is located. Oregon’s requirements appear in itsseller property disclosure statutes, while Washington maintains separateseller disclosure requirements. I coordinate the real estate preparation and recommend legal advice when circumstances require it.

9. How will you market and negotiate the sale of my luxury home?

The marketing strategy begins by identifying the home’s strongest value proposition and the buyers most likely to respond to it. The campaign may include professional photography, video, persuasive property copy, digital promotion, broker outreach, targeted communication, private showings, and exposure through relevant luxury and relocation networks. Marketing creates attention; disciplined follow-through converts that attention into leverage. I monitor showing activity, buyer feedback, competing inventory, and offer quality throughout the listing. During negotiations, I evaluate price alongside financing, contingencies, timelines, and closing risk so the strongest offer is not mistaken for merely the highest number.

10. How do you handle a sale involving divorce, probate, a trust, or a senior transition?

These transactions require structure, discretion, and communication among multiple decision-makers. I begin by identifying the authorized parties, essential documents, property condition, financial objectives, and any timing or occupancy concerns. From there, I coordinate the listing process with the seller’s attorney, trustee, personal representative, financial advisor, family members, or other professionals as appropriate. My role is to provide pricing, preparation, marketing, and negotiation expertise while keeping the real estate process organized and neutral. Because I hold specialized credentials in divorce, probate, senior, and relocation real estate, I understand the additional care these sales demand without stepping into legal, tax, or financial-advisory roles.
